How we do business

We meticulously identify properties that demand attention to detail, negotiate a purchase price based on the workload and ARV (After Repair Value), and complete the renovation within 6 to 8 weeks. Subsequent to the renovation, we have the property appraised for its ARV. Depending on market conditions and projected revenue, we either rent out the property, cash out up to 80% of the ARV, and replicate the process, or sell the home by flipping and maximizing the best ARV for the property.

Investor opportunities

Why work with us

Investors are presented with two options: 

1.) the first entails receiving a fixed 10% interest rate for 12 months, paid quarterly. Agreements are formalized through a promissory note, with investors securing a UCC-1 lien on the fund LLC.

2.) The second option invites investors to join the fund LLC as Class A members, entitling them to an 8% preferred premium per annum, paid quarterly. Additionally, factoring in the potential upside from the 50:50 revenue splits post preferred premiums and costs, investors opting for the second choice should anticipate an annual return ranging from 15% to 18% on their contribution. Moreover, Class A members of our LLC, will receive a pro-rata share of the selling price when we liquidate the assets from the fund.
